The program is "an effective strategy for building a stronger foundation between businesses and schools and can lead to lasting relationships and creative ideas for engaging small and large businesses in the education of students," said Emily Watts, public relations manager for the Charleston Metro Chamber of Commerce.

Principals have to interact with students, teachers, parents, other school officials and staffers almost constantly.

They have to deal with a lot of paperwork.

And they can be so busy that they skip meals and any chances to take a break.

These are some of the lessons learned by business leaders who earlier this month took part in the "Principal for a Day" program and shadowed real public school principals in Charleston, Berkeley and Dorchester counties.

Ann Marconi, whose Principal for a Day experience this year was her third, said she's found out principals are never at rest.

"The first time I did it," Marconi said of her PFD experiences, "I was amazed. I know now to wear comfortable shoes. They (principals) don't sit down. They are constantly on the move," Marconi said of the principals she has spent time with.

This year, Marconi spent the day with Principal David Colwell at the Charleston County Charter School of Math and Science, a King Street school holding classes for grades six through 10.

An agent with Exit Realty, Marconi said she saw a "big difference" in the structures provided at the "middle" school on King Street school and the two elementary schools where she previously served as PFDs. "At the elementary schools, the children obviously need more structure, but at this stage, they get off the bus and know where to go," Marconi observed. "Little kids will just run up and give you a hug. But here they are grown up now."

Colwell said Marconi made stops at many classes, spoke with teachers and observed the yearbook-preparation class. "We tried to give Ms. Marconi a taste of everything, and I think we showed her every grade level," he said.

PFD is a national program that the Charleston County School District joined in 2004. The Education Foundation, which serves as an intermediary between the business and education communities, said PFD has grown each year, and last year 144 business leaders took part in the three local counties.

The program is "an effective strategy for building a stronger foundation between businesses and schools and can lead to lasting relationships and creative ideas for engaging small and large businesses in the education of students," said Emily Watts, public relations manager for the Charleston Metro Chamber of Commerce.

Wando High School Principal Lucy Beckham has participated in the chamber-sponsored event that puts businessmen and women in the principal's place for a day for the past six consecutive years.

Beckham said it's been valuable because it's given her insight into how decisions are made in the business world. But it's also strengthened relationships with businesses that support the school.

Wando Principal for a Day Curtis Bakle, a chemical engineer with BP, spent roughly 45 minutes of it in an engineering class while Beckham dealt with personnel issues that couldn't be discussed in Bakle's presence.

Bakle said his employer, BP American, likes to give back, which is why he chose to participate.

"The kids they are teaching today might be our workers tomorrow," Bakle said.

BP gave the engineering program a $25,000 grant three years ago. Private funding is essential to the program, which uses tools such as robots, flight simulators, and a wind tunnels to put theories to practice.

Most of the equipment in the engineering room with the exception of slate tables and computers were funded through support from the community, said teacher David Roemer.

At Thomas Cario Middle School, John Ciccarelli, a Mount Pleasant architect, watched Principal Shari Bouis, intently gauging her reaction to her surroundings.

Ciccarelli, who operates John Ciccarelli Architect LLC, took special interest in the principal program because he's designed schools in the past. He quizzed Bouis over what worked and what didn't as they walked through the middle school building.

Cathy Myatt, owner of Myatt Air Conditioning on Folly Road, said her day with James Island Elementary School Principal Christy Thompson was eye-opening. A lot of dedication and energy is needed by a principal, Myatt said.

"I am just surprised at how busy she is. She never gets to sit down," Myatt said, who added that the paperwork required of a principal seems inordinate.

Cole Hendon, manager of First Federal of Charleston's Ashley Avenue branch, studied for the day under Stono Park Elementary School Principal Ruth Taylor.

"I think it's important for business leaders to take active and proactive stances in education," Hendon said, adding that today's youths "are the leaders of tomorrow," and schools can do more in partnerships with business.

Taylor said Hendon got classroom experience and saw the staff preparing for an annual data accountability review. "He's had a good sample of things we have to deal with," Taylor said.

Hendon said he was impressed with the professionalism he saw in teachers. "Every teacher that I've met has done it with a smile on their face and a passion," he added.

Charleston Residential Real Estate Sales Climb 7% in September

Charleston Real Estate Sales Continue to Increase as September Numbers Show Monthly Improvement From Year to Year.  $8,000 Tax Credit Likely Had Impact on Positive Numbers. The Charleston Real Estate Market Continues with Positive News.

Residential Real Estate Sales Climb 7% from August

CHARLESTON, SC—(October 13, 2009) Preliminary data from the Charleston Trident Association of REALTORS® showed 697 closed sales during the month of September, a 7% increase from the 654 sales recorded one year ago.  The median price for homes sold in September was $174,000; down from $193,640 in 2008.

The rise in sales, following last month’s record-high number of pending sales is likely due to use of the $8,000 tax credit—information released by the IRS in late September showed that 1.4 million homebuyers have filed to receive the credit. 

Inventory dropped slightly again, with 10,679 homes currently listed for sale with the Charleston Trident Multiple Listing Service.   

BERKELEY COUNTY
Berkeley County sales increased 9% over August, with 135 closed transactions at a median sale price of $150,000.  The Goose Creek and Moncks Corner areas posted the largest number of sales in the County and Brickhope Plantation was the most active neighborhood.

CHARLESTON COUNTY
Sales in Charleston County also increased in September, up 11% over August, with 359 sales at a median price of $214,000.  The most active areas in the County were the area of Mount Pleasant that lies south of Highway 41 and the Carolina Bay subdivision in West Ashley, outside of I-526.

DORCHESTER COUNTY
Dorchester County sales remained stable, month-over-month, showing 164 sales at a median price of $154,000.  The Summerville/Ridgeville area showed the highest number of sales, with the most activity in the subdivision of Drakesborough.

90-DAY ADJUSTMENT: June 2009
Preliminary data from June 2009 showed 732 sales at a median price of $192,626.  Adjusted numbers show 779 sales at a median price of $193,000.
CTMLS is now makes available adjusted sales reports 90 days following preliminary reports.  The MLS is a user-driven system, with a number of factors that could delay entry of transactions beyond the preliminary reporting day on the 10th of each month.  The adjusted figures reflect all transactions entered into the system up to 100 days after the close of the month.

The green real estate movement is today’s mantra for everything from energy-efficient appliances and toxin-free building materials to all-natural cleaning supplies or water-saving products. Everywhere we turn, marketing screams for our lives to “go green!” Whether it’s the bag you pack your groceries in, separating recyclables before putting out the garbage or checking the tags on what you buy to ensure it’s organic, day-to-day living centers around being—or quickly becoming—eco-friendly. 

One of the most important things to buyers and sellers today is the environment. And in order to meet the demands of first-time home buyers (whose average age, according to the National Association of Realtors®, is 30), agents must become savvy, green-educated professionals. Age 30 is between the Gen X/Y era where green is not a consideration to that demographic—it’s a lifestyle. Environmentally-friendly features are deemed as very important by 90% of buyers, according to NAR. The stats make perfect sense since owning a green home is said to be good for your health, will save you money and benefit the environment. 

If that’s not enough motivation, green homes are expected to account for 10% of new-home construction in 2010, up from 5% in 2005, according to McGraw-Hill Construction. Not to mention that while the average U.S. home lost 5.7% of its value in 2007, eco-friendly homes have actually held their value, some even appreciating in price. According to the Appraisal Institute, green properties typically appraise for 10% to 15% higher than comparable conventional homes (depending on region and upgrades). 

Buying green real estate is more affordable than ever before. The premium is minimal compared to what it used to be and can be easily offset by the long-term savings on things like energy-efficient furnaces, for example. That alone could save you $570 annually, according to the U.S. Department of Energy. 

What qualifies as a green home to one might not necessarily make the cut with another, but the key is recognizing the significance of the green movement in real estate and heading aggressively in that direction. The green housing market is creating a tipping point in the real estate industry. Realtors® that don’t get on board the green train will get left behind.

When Richard Florida published The Rise of the Creative Class in 2002, a new dialogue among economic development professionals started: Does a city’s concentration of “creative” knowledge workers impact its economic output?

Prior to Florida’s book, Next Generation Consulting (NGC) made a related discovery: Young knowledge workers said that where they lived was more important than where they worked. Furthermore, Census figures indicate that from 1990 to 2000, only a handful of cities had a net in-migration of young knowledge workers, while 90 percent of America’s cities suffered a net loss. In other words, cities that can attract and retain these highly mobile young knowledge workers will reap economic gains.

NGC has recently published a ranking of these cities in its 2009 Next Cities™ list, which includes the 80 best cities for young professionals in the United States and Canada. This article discusses the Next Cities™ list and its implications for employers and site selection professionals.

 The Demographics
Peter Drucker coined the term “knowledge worker” in 1959 to describe those who work primarily with information or who develop and use knowledge in the workplace. In the United States, it is estimated that between one third and one half of all workers are knowledge workers.

Demographic trends indicate that young knowledge workers are positioned to strongly influence site selection and relocation. According to a report from The Conference Board (“Managing the Mature Workforce”), by 2010, the number of people ages 35–44 in the nation’s work force will decline by 10 percent, the number of workers ages 45–54 will grow by 21 percent, and the number of 55–64 year-olds will grow by 52 percent. Additionally, nearly 64 million workers — 40 percent of the entire U.S. work force — will be poised for retirement.

In light of these trends, the next generation of knowledge workers will be able to leverage their reduced work force numbers to influence where businesses locate or relocate knowledge work. Unlike previous generations of knowledge workers, who chose where to live based on the availability of job opportunities, the next generation will decide where to work based on where they want to live. The next generation can, in the words of The Wall Street Journal, “pick a place to live, and then find a job.”

Additionally, work that can be done over a wire can be done anywhere. From reading X-rays to filing W-2s, young knowledge workers have more choices about where they live because technology enables them to work anywhere. All of this leads us to ask, where will they choose to live and work?

What is a Next City™?
Next Cities™ are places with the assets and amenities that attract and retain a young, educated work force. They have bustling city centers, walkable neighborhoods, diverse career opportunities, and vibrant art and music scenes.

In 2008, NGC surveyed young professionals in eight cities. These interviews and focus groups with members of the next generation revealed that they choose where to live based on the following seven indexes, listed in order of importance:

1. Cost of Lifestyle: Young professionals are just getting started in their careers, and affordability is key. This index includes variables in the national cost of living index, which encompasses a roof over head, food on the table, clothes on the back, and a warm bed at night.

2. Earning: High school guidance counselors tell students that they’ll have between nine and eleven careers in their lifetime. The earning index measures the diversity of employment opportunities, the percentage of jobs in the knowledge-based sector, and average household income.

3. Vitality: How “healthy” is a city? This index measures air and water quality, green space, and a city’s overall health (e.g., obesity, life expectancy, etc.).

4. After Hours: There’s more to life than work. This index counts the places to go and things to do after work and on weekends.

5. Learning: Is the city committed to high quality education for all of its citizens? This index includes measurements related to educational opportunities and expenditures, educational attainment, and accessibility of Wi-Fi hotspots.

6. Around Town: How easy is it to get to where you want to go in a city? This index measures a city’s walkability, airport activity, commute times, and mass transit opportunities.

7. Social Capital: Great talent comes in every race, creed, and color. This index accounts for how open, safe, and accessible your city is to all people. It includes measures of diversity, crime rates, and civic engagement (e.g., voter participation, volunteerism). Jane Jacobs actually coined the phrase “social capital” in The Death and Life of Great American Cities.
