Jacksonville NC is the 2nd Safest Large City in North Carolina

According to a 2008 compilation of FBI Crime Statistics, Jacksonville NC is the second safest large city in North Carolina, being surpassed only by Cary. 

The compilation book, published every year by CQ Press, ranks 393 cities in the United States with populations exceeding 75,000.  Jacksonville ranked 150 while Cary ranked 19.

This is the first year that Jacksonville NC's population qualified to be included, just making it in with a population of 75,770.

Jacksonville Police Department Chief Mike Yaniero stated that he was pleased by Jacksonville's ranking, and wanted members of the community to know that they played a role in this as much as the police department did. 

Mayor Sammy Phillips was quoted as saying, "It's very encouraging to know how well the city has done.  The fact that Jacksonville ranks as one of the safest cities in North Carolina should generate some pride in our citizens."  He also said that Jacksonville possesses a strong community spirit and the residents themselves make the city a special place to live.

First Time Homebuyers Tax Credit Extended and Expanded!

Last week, President Obama signed into law a bill extending and expanding the First-Time Homebuyers Tax Credit!  This is very good news for first-time homebuyers and existing home owners alike!  Here is a breakdown of the major changes made by this new bill:

* The effective date will be November 7, 2009 - April 30, 2010

* Home must be under contract prior to April 30, 2010 and must close prior to July 1, 2010.

* Existing home-owners may now be eligible for a $6500 tax credit.  They must have used their existing home as their principal residence consecutively for 5 of the previous 8 years.

* New income caps are $125,000 for a single person, or $225,000 for a married couple.

* There is now an $800,000 cap on the cost of the home.

* The purchaser must now attach documentation of purchase to their tax return.

There are special rules for the military buyer regarding the Homebuyers tax credit.  In general, members of the military and foreign-service and intelligence communities who are serving overseas on "official extended duty" for at least 90 days during 2009 and the first four months of 2010 have an extra year to take advantage of these credits.  It is still recommended that you call a tax professional prior to committing yourself to a home purchase.

Jacksonville NC real estate market ranked 12th strongest

    Utilizing data from Zillow.com, BusinessWeek put together a list of the strongest housing markets in the U.S. by ranking areas based on the percentage of single-family homes that experienced a growth in value in the second quarter of 2009 compared to the second quarter of 2008.    

     According to BusinessWeek.com, Jacksonville NC is the 12th strongest real estate market in the United States!  BusinessWeek largely credited the areas stable home prices to the military and it's contribution to the local economy.

    The median value of homes in the Jacksonville NC housing market is $139,400.  They found that 37.18% of homes had increased in value, with an annual growth of 0.72% and a quarterly growth of 0.18%.

Jacksonville NC New Construction is Booming!

According to an article recently released on Businessweek.com, Jacksonville NC is ranked #5 in the United States for percentage growth in building permits.  The article sited that the building surge was due in large part to the growing number of personnel based out of Camp Lejeune and New River Air Station.  According to the article:

• Building permits pulled, year-over-year, have gone up 28.6%
• Multifamily building permits (for apartments etc) went up 1,180% during the first six months of this year, compared to last year.

What does all of this mean for you?  This means that Jacksonville NC's real estate market is booming, and with many new construction subdivisions to choose from, like Strawberry Fields in Maple Hill NC, Melody Point in Richlands NC, and many others, you're bound to find a house you can call home!
