Home sales are UP! An MSNBC.com report shows that the increase in sales marks
the greatest month of sales in the past three years. November 2009
real estate sales were boosted by government backed incentives and
falling prices. The National Association of REALTORS
website reports that the number of American families that have taken
advantage of the Tax Credit for buyers is estimated at 2.0 million.
November's sales figures rose 44 percent and the seasonally adjusted
gross would be 6.54 million homes a year, just below the 6.55 million
homes/year mark calculated from February 2007.
So how does Nashville and surrounding counties real estate market
compare to the national trend? The chart below shows the YTD Real
Estate closings in the Middle Tennessee Market including 30 counties
and deducting commercial transactions.

The chart shows that Middle Tennessee is following the National trend. Real Estate Sales were up 48% in November 2009 compared to November 2008.
October 2009 was the first month in 2009 that had an increase in sales
(up 18% from October 2008) from the same month the year prior. That
broke a 17 month trend of decreasing transaction count when compared to
the same month the year prior, al the way back to April 2008. So it
appears clear that the federal stimulus package (1st time home-buyer
tax credit) has had a direct effect on sales, as the original deadline
for the tax credit was November 30th. The tax credit was recently
extended and also expanded to include homeowners that want to sell and
buy another home as long as they have resided in their current home for
five of the last eight years. Lawrence Yun,
predicts that the final count of families that take advantage of the
tax credit to be about 4 million, so if you plan to place your home on
the market for sale the time to do so is now. The rates are near
record lows, the pricing on homes is reasonable and the expanded tax
credit deadline is the end of April. If you would like a personal

The Nashville Business Journal reported that the homes prices are declining compared to a year ago
but that compared to the prior month were stabilizing. The drop from a
year ago is heavily impacted by the number of distressed sales
including foreclosures and short sales. The Grumbles Team constantly
monitors the national and regional real estate markets to see how it
impacts your decision to buy or sell a home. The National Association of REALTORS reports that there is a 6.5 month supply of homes,
down from 7.0 months, nationwide at the current absorption rate. We
analyzed and found that in Williamson County there is 9 months of
supply and it has been declining for the last four months. So just as
in all economic situations when there is excess supply, the prices
fall. We will continue to monitor this absorption rate to see that
when the market becomes a seller's market again and prices begin to
rise.

Update  This months report can be downloaded
for easier viewing. This report is a compilation of the Williamson County Real
Estate Market for the past 6 months ending on 11-30-09. Only Single Family
Residential Units are considered in this market study. All active
listings in the Williamson County market can be seen here.
Report Analysis:
This is the 4th report in a row in which the months of inventory of homes in
this market has decreased (11.3, 10.1, 9.7, 9.0). This is due in some part to
the fact that as the Holiday Season approaches some sellers remove their home
from the market to avoid the hassle of showings during the holidays. However,
this is good news for those that continue to market their homes as their is less
competition. The months of inventory was also reduced because the sales volume
in the last 3 reports has been greater than 1400 units for the rolling 6 months
prior to the report date.
The average sales price is below $400,000 for the county as a whole, Held
strong by the exclusive Brentwood market with an average sales price of
$602,000.
The sellers are reducing their home prices as their properties are sitting on
the market and finding tough competition. The average reduction from initial
list to final list price is 4.9% and still the sellers are making concessions in
the price at the time of the offer as the reduction in sales price off the final
listed price is 5.6%. These numbers are very strong considering this is the
worst real estate market most home owners have ever seen.

The real estate market has affected all communities, however a small
community nestled in the hills of Williamson County just west of Franklin, TN
does have away of continuing to have robust sales. The closed sales for the
past two months and the pending sales for the past three months are analyzed in
this Grumbles Team exclusive report.

What does this report reveal? Sales are still strong in
Westhaven Golf Community. With 10 sales in November, it was an above average
month of closings. The average month yields about 7 closings per month in 2009
totaling 76 home sales year to date in Westhaven. The downside is that the
average price per square foot of the Average Sales Price in the neighborhood has
been drawn downward month after month. For the past two month average it is now
at $161.6 per square foot. This month it was impacted by two particular sales
that were both below $140 per square foot. There are two short sales among the
actives in this neighborhood. The price range is above $650,000 which is a
struggling market. These sales could reduce the price per square foot further
depending upon the banks willingness to negotiate. If you are looking to pursue
a short sale or a pre-foreclosure in this price range, you should not rule these
deals out and get in touch with The Grumbles Team fast.
What is happening in the neighborhood? The golf course is
open and playable since August 28, 2009. The Harris Teeter grocery store opened
in late October with GOLF CART parking spaces for those that choose to save
time, and money during their grocery store commute. On December 11th the Westhaven Holiday Home Tour
opens and run through the 13th. The Holiday Home Tour is a special way to
view Westhaven homes from the inside and to meet the people in the neighborhood
as well as to witness their giving nature. The proceeds from this event will go
to CASA (Court Appointed
Special Advocates) serving the needs of abused and neglected children in
Williamson Country while a portion of the proceeds raised will also benefit The Westhaven
Foundation. The Westhaven Foundation is a nonprofit organization of
Westhaven Residents with support from Southern Land Company to enrich and
preserve the values of this community and the neighboring city, Franklin, TN.

Of
all home purchases this year, 47% were from first-time home buyers.
That is up from 41% last year. The 47% amounts to approximately 2.35
million home sales, bringing the total sales expectation for 2009 to 5
million. The forecast from Lawrence Yun, NAR chief economist,
is that total home sales in 2010 will be 5.69 million and that this
steady depletion of inventory of available homes will bring a positive

What’s up in Westhaven community?
The Westhaven golf course opened on August
29th to a great crowd the first weekend. The course already has it’s
first planned charity outing for a young child resident of Westhaven
that was diagnosed with stage 3 malignant brain tumor. The outing date
for the Cooper Trooper Invitational is set for September 18th 2009 and a silent auction is taking place on the charity website

- Ten (10) Pendings since 6-1-09 of which six (6) are new to the list this month
- Eighty-two (82) Active listings with a median list price of $504,178 (down from $525,000 on 77 Actives last month)

Welcome to the monthly update of the housing market in Williamson
County prepared for you by The Grumbles Team of Exit Realty of the
South.

The chart above is a compilation of 6 months activity in the
Williamson County Residential Single Family Housing market. It shows
that 1,312 homes sold in the 6 month period from March 1st to August
31st. If you are considering selling your home then this data is
crucial in the understanding of pricing your home for buyers. The
Grumbles Team will take the time to explain this data to you if you
decide that you are ready to sell. If you are in the market to buy a
home in Williamson County, especially Brentwood or Franklin, then the
Grumbles Team will apply this knowledge to the negotiation process to
get you the best value in your home purchase.
The Median Home asking price in the entire county for active
listings is $439,000, which is higher than the Median closed sales
price of $339,305. This indicates that the smaller homes at lower
price point are still the ones in demand right now in this area. That
does not mean that a higher price point home can't be sold in this
market, it just may require more time on the market and upgraded

The Grumbles Team brings you the first of the monthly updates to the Williamson County housing Market.
This data is derived from the Middle Tennessee Region Multiple
Listing Service and is deemed accurate but relies on the accuracy of
the data entered. The data prepared is for the past 6 months and only
includes residential single family homes in Williamson County, one of
the top 20 most affluent counties in the United States. As the data
is hard to read on this blog we have provided links to the data so you
can zoom in for further analysis.

Let us analyze the data for just a moment.
Look first at the " Months of Inventory", and imagine that instead
of real estate, the product was bubble gum. The table shows that with
our current consumption rate in
Williamson County that there is over 25 months of inventory. That
would mean that we would have enough sticks of bubble gum to last our
customer base more than 2 years. So what can be done to change this
inventory? Well if we sold bubble gum, we could have a "blow-out sale"
(pun intended) where we cut the prices drastically so the inventory
didn't get stale on our shelves. Or we could modify the bubble gum to
make it more appealing to our customers to entice them to buy my gum
and not my competitors. Or we could lobby our government to pass
legislature that makes bubble gum chewing socially beneficial in some
way so that sales would soar. The final option would be to throw out
some of the bubble gum in inventory. I guess you get the picture, it
is more of a sellers market when there is less inventory
on the shelf and there are various things that can reduce the months of
inventory from active listings being withdrawn/expired to home prices
being reduced to our federal government offering tax rebate incentives
to home-buyers. Keep coming back to this blog to watch the
Williamson County Inventory fluctuate up or down.
Then lets turn our attention to the Pending Ratio. This can be used
to spot markets that are on the rise (sellers market). In Nolensville
you can see that the Pending Ratio is 13.7% , meaning that there are
almost 14% as many PENDINGS as there are ACTIVES. It is an indicator
that the inventory should be going done in the future the higher this
number is. As we mentioned before, when inventory is down we have a
sellers market.
Lastly we will look at the List to Sales Ratio of Closed
properties. Over the last 6 months and considering 1159 properties the
average negotiation from the final list price to the agreed upon
purchase price was only 5.5%. That is a strong indicator that the
market is stable in Williamson County. Home owners are not having to
take low offers to sell their properties. However to further analyze
this we need to look at the final sales price vs the original list
price to see how much adjusting in the price the listing agent did to
get the property marketable. The average across the county was 83% and
the biggest drop was seen in Franklin at 72% reduction from the
original list price to the final list price at the time the
negotiations began. This data is not shown in the table above but
all the cities except for Franklin were in teh 90%+ range so Franklin
is still a great market for buyers to come in and take advantage of the
lower housing prices. The months of inventory is above average for the
county so further pricing reductions will be required to get the bubble
gum off of the shelves.

Westhaven Golf Course Opens on
8/29/2009
The much anticipated Arthur Hills designed golf course developed by Southern
Land in Westhaven subdivision due west of Historic Franklin is scheduled to open
for play on August 29th, 2009. The developers have communicated well with the
homeowners to keep them abreast of the construction phases of the course that
wind s
along historic Boyd Mill Road and The Harpeth River. The economic climate has
had an impact on the completion of the course, but membership still hovers
around 200 for the private club that is open to those that do not live in
Westhaven subdivision.
The current membership pricing is $13,500 for initiation and $275 for the
monthly fees. As the clubhouse and other amenities like pool and tennis courts
are not constructed the monthly fees will be temporarily reduced. The clubhouse
is slated to be completed in 2011. Thus the golfers will be playing from a
temporary shed, but I don't think that anyone will complain about that fact. To

While there will not be any golf front homes, this is the big bit of fresh
air that is likely to help lift the sails (and sales) of the Westhaven community
even farther. The recent real estate activity in the neighborhood has been
positive and this will further that.
There will be a Town Hall format meeting this weekend for the current golf
